Data Center Experience

ValCore Appraisal® has experience in the appraisal of a variety of data centers across the contiguous Unites States. We are based out of Milwaukee, WI; however, have licenses in multiple states and have the capacity to obtain additional licenses and/or permits to practice appraisal in any U.S. State.

Colocation Data Center

Colocation data centers are facilities where multiple customers lease space, power, and connectivity for their servers and IT equipment while sharing the building’s infrastructure, security, and network ecosystem.

Edge Data Center

Edge data centers are smaller, strategically distributed facilities located closer to end users and devices to reduce latency and support real-time applications such as AI, streaming, IoT, and autonomous systems.

Mission Critical Data Center

Mission critical data centers are highly resilient facilities designed to support essential operations that require maximum uptime, redundancy, and reliability for industries such as finance, healthcare, government, and enterprise IT.

Wholesale Data Center

Wholesale data centers are large-scale facilities that lease substantial blocks of power and space—often entire suites or buildings—to hyperscalers, cloud providers, and large enterprises under long-term agreements.

Data Centers in Wisconsin

Wisconsin has rapidly emerged as a major hub for large-scale cloud and artificial intelligence infrastructure, with several significant data center projects either operating, under construction, or in development. The largest concentration is in Mount Pleasant, where Microsoft is transforming the former Foxconn megaproject site into a massive AI and cloud computing campus. The company’s initial multi-billion-dollar Fairwater development is under construction, and local officials have approved plans for 15 additional data center buildings that could bring total investment above $13 billion, making it one of the largest technology infrastructure projects in the Midwest.

Lighthouse - Vantage DC, Port Washington, WI

In Ozaukee County, a proposed “Lighthouse” campus near Port Washington would be developed by Vantage Data Centers in partnership with OpenAI and Oracle as part of the national Stargate AI infrastructure initiative. The project is expected to include multiple hyperscale data center buildings, billions of dollars in investment, and significant power capacity dedicated to advanced AI workloads.

Data Center Valuation

ValCore Appraisal® maintains a high level of integrity, confidentiality and professionalism when serving the needs of our clients.  We strive to perform a detailed and thorough analysis of the market and provide accurate and useful information to our clients so they can make educated and informed decisions related to real estate.  We prepare appraisal reports that are compliant with the Uniform Standards of Professional Appraisal Practice (USPAP) and other applicable rules and regulations.

Data Center Consulting

In addition to data center appraisals, we provide specialized consulting services to support owners, investors, lenders, and operators throughout the data center lifecycle. Our consulting services include market and feasibility analysis, infrastructure and capacity assessments, equipment inventory and lifecycle reviews, valuation support for acquisitions and financing, insurance replacement cost analysis, disposition and liquidation planning, and strategic guidance for redevelopment or expansion projects.
